  • Edmonton Market Cools as More Homes Appear

We’re seeing the Edmonton real estate market take a breather as we head into the latter part of 2026. Home sales in our area hit around 2,000 in late Q3—down about 9% from the previous month and 10% from last year. At the same time, new listings came in at roughly 3,900, which is also a 9% drop month-over-month but actually up 11% compared to this time last year. Inventory overall is holding steady from mid-Q3, but we’re sitting with 17% more homes available than we had a year ago.

For anyone watching prices, the average selling price for a residential property is now about $466,000—a slight 1% dip from last month, but still 3% higher year-over-year. The benchmark price sits at $423,000, also edging down a touch. As the school year gets rolling, it’s normal to see market activity cool, and with inventory on the rise, we could see price growth soften a bit more, despite the solid gains we saw earlier in 2026.

If you’re thinking about your next move, remember: Edmonton’s market tends to slow until after the holidays, even if prices are holding strong for now. With over two decades of experience in this city, my approach is always straight-up—no fluff, just the honest scoop so you can make the right call for your family or investment. Let’s keep an eye on these trends together.

  • Canada’s Affordability Improves as Fixed Rates Rise

It’s easy to get caught up in headlines about Canada’s affordability shifting as fixed mortgage rates rise, but let’s talk straight: none of the national reports provided concrete numbers for our local market. There were no details for Edmonton—no home prices, rates, sales, or even qualifying income or supply benchmarks we can put our finger on. Most of the data only covered broad Canadian trends or select metro areas, so there’s no way to measure exactly what’s going on at the neighbourhood level here.

As someone who’s spent over 20 years working with Edmonton buyers, sellers, and investors, I know how important it is to rely on real, local facts—not assumptions. The mortgage stress-test rules got a mention, but again, nothing that tells us how you or your neighbour would actually qualify or what your monthly payment might look like. Bottom line: when it comes to housing decisions, context is everything. Until we see clear, Edmonton-specific details, I recommend a healthy dose of caution and a focus on what’s happening right here at home. No fluff—just what you need to make the right move.

  • August Brings More Affordable Options for Canadian Homebuyers

August Brings More Affordable Options for Canadian Homebuyers

August brought a small shift in the Canadian real estate landscape, with home sales dipping by 0.7%—the first drop we've seen since the spring. At the same time, new listings climbed 3.3%. What does this mean if you’re watching the Edmonton market with an eye on your next move? The market stayed balanced overall, and prices held steady compared to July, though they're about 3% lower than a year ago. With inflation and talk of more rate hikes in the air, it’s natural to feel cautious. After helping Edmonton families navigate ups and downs for over 20 years, I’ve learned that staying informed is half the battle. If you’re looking for straightforward insight and a no-nonsense approach to your real estate plans, you know I’m always here to talk things through—no fluff, just honest perspective.

  • Gen Z buyers lead every generation on affordability trade-offs

Gen Z buyers lead every generation on affordability trade-offs

It's interesting to see how Gen Z buyers are setting the pace when it comes to making smart trade-offs for homeownership. They're leading the charge in financial flexibility—willing to cut back on spending and accept smaller homes to get a foot in the door. In Canada, folks are especially open to downsizing, while buyers in Britain seem to hold out for more space. In my 20+ years working with Edmonton families, I've seen firsthand how being adaptable pays off, especially in a market where every dollar counts. Whether you're a first-time buyer or moving up, knowing when and where to compromise can make the difference between just browsing and actually owning your next place.
